About the client
In May 2022, an elite real estate agency contacted us. The request is standard – to get contacts of potential customers for the purchase of a real estate in Turkey. Prices started from $100.000, real estate was sold in Alanya and Istanbul.
Tasks
Since the founder of the agency has been working with real estate for a long time, he had a clear understanding of the target audience and geography. Introductory information from the client greatly helps to achieve better results and correctly form a promotion strategy.
The task was set as follows – to receive targeted appeals from the Russian-speaking population and the countries of the Middle East, as well as English-speaking leads from other specific countries.
Solution
The client was primarily interested in targeted appeals from the CIS countries, Russian speakers in Istanbul, and English speakers from Kuwait.
For the ad group in Istanbul, we left the ad group without targeting, as the audience volume did not allow us to segment the audience. For all other advertising campaigns, the following interests were used:
- Real estate
- Real estate investment
- ROI
We formed 2 hypotheses for targeting:
- Selling “on the forehead”
- Selling Property Through Turkish Citizenship

Using an integrated approach, we conducted an audit, drew up a plan, and assigned intermediate KPIs together with the client.
It was launched to attract subscribers and warm up audience loyalty. Based on marketing analysis, creatives, and text were created for each advertising campaign.
Throughout the promotion, daily analysis was carried out to reduce the cost of incoming applications.

05. Conclusion
Gained a lot of experience in attracting leads from different countries for real estate in Turkey. There is an understanding of how to attract target customers and what is important in advertising for the Turkish market. There are several hypotheses and ideas on how to improve application quality scores and several countries worth testing for Meta ads.
We continue to actively work on the project and improve current performance.
